In Turbotax I was reporting the sales under "Sale of Business Property" by reporting the sale price and the basis as the price of the land plus plus enhancements from the builder.

Hey I’m a newbie investor or should I say aspiring newbie investor and I kind of wanted to know what I could do to enhance my knowledge on real estate investing.

In some states they refer to "powers" while in others they recognize "enhanced" life estates. 

2) what is a ballpark building vs. land ratio to use when trying to trip out the building value on the overall purchase price (example: if buying a $100k property, what % is typically building vs. land)3) Can you include improvements/enhancements made onto the building value in depreciation?

@Jonathan CraigSounds like if you installed a ethernet cable upstairs, it will be a permanent enhancement and I wouldn't charge the tenant for it, if in fact it's an included amenity.
