I'm a police officer and I've been contemplating getting my real estate license to further enhance my knowledge of real estate and get a better grasp at developing markets/buy and hold strategies/ and or rehabbing/flipping.

@Jeff Kehl That would be great, and if duplexes/multifamilies aren't your flavor feel free to pass them on! 

My thought process is that if I can find a property with better ROI with leverage vs cash then this would be ideal because I also get the tax benefits and keep extra cash for future investments or enhancements.

If you are interested in the real estate market only to enhance the investments in your retirement account, and you don't plan to work for your self otherwise, the self-directed IRA is probably your best option.  

All of these things just require taking some extra time, getting dirty and looking beyond the basic cosmetic enhancements you have to do.

I admire your passion to find a job that will give you meaningful life purpose and enhance it financially as well.

It is not my choice city to flip in, however, I would trend toward the lower end of the renovation estimate with moderate enhancements.
