You receive the piti from your buyer and you then pay the underlying debt with that payment.

The Note is the debt (evidence of it, technically).

If you are going to lock in that debt and let it sit, it's not wise.

If the decision to purchase materials is trust related than that is a red flag and should likely eliminate the GC from consideration.

It's math, USA went off the debt cliff a LOOOooong time ago, debt service is nearing unserviceable.

You cannot take cash out of the property when doing a HomeStyle Renovation loan or pay off other debt.
