I was honestly shocked and horrified when you didn't just say something like "Yeah, Scott, I own the frigging building - I raised the capital, formed the entity, am responsible for operations, and plan to deliver the best investor experience (and great returns) that I am capable of for the investors who I've partnered with."

The bottom line is that past performance is no indication of future returns.

I tell the tenant I need an address to return the deposit to and nothing else and I've always gotten an address. 

Basically wanting to pay two years of Real Estate taxes in 2025 and deduct on 2025 Return when filed in 2026.

Getting the federal return correct is the most important and with owning two properties, there could be some positive tax benefits.

I know I can easily find a qualifying tenant who will pay $1,000 per month if I don't renew a lease with the existing tenant. 

It could EASILY be outlawed the next day with no grandfathering.
