I've had many different scenarios played out, worst being getting a writ of possession from the Sheriff and them showing up in bullet proof jackets, drilling out the lock on the door only to get inside to have dog feces/urine 1" thick throughout the entire home! 

Hello everyone, I received a text from my tenant saying how there was a family emergency and asked if I could stop by the house and let their dog outside to use the bathroom.

Maybe get the sign of no cats/no dogs, something visual.That being said,  in 90% of our homes we   allow pets-- because of the flooring, either tile or LVPT which is nearly  waterproof and incredibly durable!

Generally week one would consist of securing the property,  starting utilities in the correct sequence according to season, insurance and any urgent repairs. 

I would think your a slam dunk at a bank.. but Visio is for real.and your smart to know that there are all sorts of fake lenders on the internet.good place to start is to see if they are licensed and then look up their license.. also dont let the tax dog wag your tail.. sometimes its best just to take your cash pay cap gains at these historic low rates then to buy something that is not going to do much for you.and if you don't get the benefit of no state income tax in Texas i would be cautious with that state prop tax's and other weather issues. 

We're fine with the 2 service dogs but the prospective tenant has stated that the family is eligible for 2 more service dogs, 4 dogs total.

As with any business, there are strategies that can be employed to legally minimize the taxes, and that holds true for a flipping business as well.It's like saying "will people still open hot dog stands because of the taxes?". 

I allow dogs in all my apartments but of course not the breeds excluded by my insurance.
