The fact that it is increased ware and tare due to the "type" of people is largely a misconception similar to the fact that it destroys affordable housing which is another false claim.

Tenants can destroy your investment. 

When compiling a security deposit disposition you need to remember that the tenants have a right to live in the property, they do not have a right to destroy it.  

This has ultimately led to the success of owning our own home ( AGAIN in less than three years for me, and for the first time for her) My wife is the first person in her family to ever own her own home.What blows me away is I thought my foreclosure would destroy my wife's awesome credit that she has worked so hard for her entire life.

@Anthony Fleming one of the biggest issues I've found trying to buy from wholesalers using assignments is that they don't educate the seller very well and that lack of communication ends up destroying the deal.Be sure you let the seller know that you will be bringing "your partners" and/or contractors through the home for quick inspections.  

I'd prime and paint over the rooms as the tenants destroy the wallpaper but I'd try to clean with magic erasers first.  

Too many people try to be landlords and they do not enforce the lease provisions and after a while the tenants are doing what ever they want and destroying your property.
