I have made contact with a handful of homeowners, so some of the results are valid & get me to the person I need to connect with - however the borrowers I cannot contact are an issue, as it's a sizeable amount of results I get back that are uncontactable (No skip available, wrong # or out of service).My question to the BP community is - what program/software/company do you guys use for skip tracing?

The deals I bring from clients are combination of off market and on market but most of the deal I bring happen becuase I am well know in the multi family community.

It has helped me a lot, in case you own properties in HOA's communities.

There are small communities in Texas where the 3 or 4 small brokerages in town just keep a list between themselves or have created a Facebook group among themselves to promote their listings.I have run across a few Brokers over the years that just worked with buyers in the purchase of HUD/VA foreclosures and were not Realtors and therefore not members of a Board/MLSHowever, in any MLS that I have been involved with if the Broker is a member of the MLS, all of their agents are also required to be members.
