If it isn't too big, you'll have better luck using a good caulk that will stretch a bit rather than packing drywall compound in it.

Durabond is a compound in powder form, you have to add water and mix.

Account Closed, use a mixable, self-leveling compound.

Not to mention, if I know you're a wholesaler at heart and my home doesn't get offers, the paranoid side of me is going to wonder if you're not marketing my property well because you hope it goes stale so I'll bow to a wholesale contract and you can get your margin and commission.

Also consider that because your 401k is tax advantaged the power of compounding will be significantly greater there.

I stopped watching that video 3 seconds in when a white guy in a suit took a bow and started talking about his "real estate dojo" with his spamtastic car in the background. 

With inflation you need investments compounding returns higher and faster.
