The lack of communication and transparency didn't feel right to me.

I grew my list to over 500 buyers, which drastically increased competition for my deals and nearly doubled my assignment fees.

Athas Capital used to be the king of ALRs before COVID, but since they have closed up shop, I've not seen any lender offer very competitive terms on ALRs. 

If you're starting out with zero credit, consider building your portfolio through strategies like wholesaling or partnering with investors who have the credit and capital you might lack.

Days on market is nearly the same as this time in 2023, showing a reliably strong seller's market, yet not as competitive and crazy as COVID-era.
