They aggressively de-lever to not only create more cash flow without having to buy more assets, but also because they are starting to think about estate planning and how to efficiently create a very comfortable life for their kids.Lots of debt, long term debt or no debt are all right answers.  

Most of our 3 bedroom 2 baths fit 10-12 people comfortably. 

Better chance if you’re a big, profitable customer.Gotta ask the ATO what a file would require for them to be comfortable writing policy to pass title. 

Most folks feel comfortable with any hold over a year. 

What would you do if you were in my shoes?

If you’re comfortable managing a rehab and want to build equity quickly, the older townhome might be a better fit.

Besides making our house prettier and more comfortable, something we can enjoy while we are here after the renovation,  all these things will certainly add a lot of value to the house.

Make sure the term is something you are comfortable with.

I just would feel more comfortable getting an attorney to at least review my docs.
