Lewis Christman cap rate calculation. Do people include closing costs or not?

To the extent points are being captured in the Cap Rate you're actually skewing the cap rate with your leverage, which kind of defeats the purpose of that metric.Since the goal of Cap Rate is to provide a quick and dirty view of the risk/reward of a property.

When the reward is multiplied by multiple properties the bumps are easier to survive.It is not a question of whether one property can be profitable it is more a question of whether one property is worth the effort based on that profit.

DR and Lennar basically will only buy ready to build lots.. so I have a few larger projects in the works.. 92 lots and 164 lots.. that they swear ( pinky Swear) they will buy from me when I get them shovel ready.. 7 to 10 million dollar risk and they could say no if they don't like what the market is doing.. the 92 I am going to do if they don't buy it I will build it.. the 164 I have to flip or I will not exercise my option at walk away from about 250k in cash I Have in it presently.. but that's the land game .. big risk big reward.. if the 164 goes right I will make about 4 million on  the same 250k invested.. roll the dice right ???

So if the difference between current and market rent is truly $500, we would raise rent $250.You don't want to stall out on making progress toward market rent, but we like to keep good tenants a bit below market rent both as a reward and as an incentive to stay since they won't find comparable units if they shop around.
