It worked out fine, though each time I got a little less than advertised interest rate (about 9% vs 10%) and I had to send a reminder email to to get my money back, but I did get it back.I ask about others' experience, because I'm still not 100% sure it's not a ponzi. 

I focus solely on Detroit proper because, in my experience, the rent-to-price ratios, opportunities for value-add projects, and overall market potential are much stronger there.That said, Detroit is a nuanced market.

We had to move fast and initially decided to sell it, the relator who was helping us somehow convinced us we should make it a rental property......... and let her be our tenant (insert face palm here) so since we had no real estate experience and we were already moved away, we agreed.

I'm curious to hear from those who have invested in airport-adjacent properties for the long term — how has your experience been?

Besides immediate friends and family who know me, how do I market or introduce myself as a new agent with no experience.  

No syndication experience but there are about a dozen quality RV/Mobile home parks on market in Oregon, several with owner carry options that can be passiv-ish with management in place.

We would like to connect to exchange our experience.

Also, if you have construction experience, leverage that when talking to investors.

Maybe they bring the experience and provide the funds.I don't like any of your options based on I think you are too new to investing in real estate to take on any of those.
