It sounds like you have a bad pm if they are ignoring when you are trying to contact them. 

I find pricing tools lumping me in with all 2/2 regardless of quality of finishes and location (I’m beachfront others are not).

I was also a Dave Ramsey guy at the time and thought debt was bad.

If some bad news hits a city (crime, company shutting down) we can have mail to them the next day, with the mail piece being relevant to that news story. 

Then your strategy of offer full price and then negotiate down / what if they say we will fix the repairs then you would be forced to close and lose your EMDNot sure where you came up with this but many will view components of this as unethical and why investors get a bad rap from politicians
