The timeline depends on the product you use to do your refinance back out (after buying all cash with no liens).

Even we knew we can achieve above average from the get go.

I think key is to know someone who does work below the average contractor rates casue tatws are very high with inflation now

They often have loan products targeted at rehab loans on low value properties, particularly those that are in underserved communities of big cities like Detroit.

I have a very nice STR in Four Corners and the last 2 years we've been at 50% vacancy in our busy seasons because so much new product is on the market and there's still a ton of legacy owners renting out for $99/night.
