I'll disagree with the previous answer: to me, this is not an automatic "pass".

We get an email to accept their payments and they go into our account automatically.

I imagine quickly answering a series of prompts (address, offer price, financing, closing date, earnest money, etc etc) then having that information automatically put into the contract including all initials, dates, signatures.

In reality, more than half the time, the homeowner expresses some complaint about the FC and the judge automatically gives another 30 days for the Confirmation.

As a consequence, we now automatically remove carpet where there has been a smoker resident.

Also, I suggest getting the tenant give you Check Writer Authorization so you can write a check out of the tenant's account automatically so you will not wait for his rent check to come.

I will likely update my lease to have a simple $35 late fee after the 4th and on the 5th automatically post pay or quit notices and just play hardball.  

Just wondering if you landlords out there institute automatic annual rent-increases.

If I can set up automatic alerts by subdivision or community names, or block names, that would make it much easier...are there any out there?
