I also have done a lot of staging either at my client’s homes or my personal rental properties.

He acts as project manager, sources, finds the subs, and even oversees the staging.  

But it varies ....we have a first read first reply type of arrangement....

Rent has been steady, no memorable issues we couldn't solve and continue the arrangement. 

After that I always cover that tenants will have to work with vendors for repairs and if they can't accept someone in their absence they have to arrange their schedule to meet the vendors, not the other way around.  

At this stage of my life (71) years old and more concerned with estate planning than career advancement, my top priority is asset preservation on an INFLATION ADJUSTED basis.
