@Chad Howard  Welcome , this community is great.You should consider some part time wholesaling you could incorporate this into your investment  startegy.

There is bus service to the Howard train station but it is fairly new and not heavily used, whether covid or just not popular.  

@Ryan Howard, if you already have 3.5-5% down for a possible FOUR-plex, then as you say: "buy right while using brrr, after refinance my first property will already be at 25% equity"!
