The company I mentioned above actually found the real issue (more on that in a separate post) and I visited their office yesterday. 

I do the same stuff I do here in the brokerage office and for the agents around me, just ask em, but obviously the reach is far more limited, right. 

I asked two different loan officers (one at a credit union and one for a conforming mortgage loan), and they both said that if you're not borrowing from the heloc, it doesn't increase your debt or your DTI ratio.  

Chances are your Loan Officer doesn't even know what an overlay is.

As it turns out, both the heloc loan officer and the confirming mortgage loan officer said the same thing - since my heloc has a $0 balance, it doesn't count towards DTI calculations!  

You can also share the notebooks and collaborate on them through Office 365 if you so desire. 

This often happens when the assessor office creates a separate lot for tax purposes but the larger lot of which it is part was not legally subdivided.Also, as pointed out above, tax liens, weed abatement charges, HOA, etc all usually survive.  

By your own admission you don't have a budget to utilize some of the more expensive marketing systems.
