The owner also relayed to me that the location is a ideal place for a bus hub and megabus has showed interest in using the property for that such purpose, but he is still willing to either buy lease option the property or sell it out right.

It isn't so much that lawyers abuse the process, it is that people on the other end of the process aren't necessarily familiar with how to combat misuse of the process.

So it really depends on the knowledge of your seller and of course in the urban core and low value assets many times your dealing with very unsophisticated sellers that a wholesaler can twist up tie up and totally abuse  to the wholesalers benefit.

Sounds like they are stable, and if the bldg's systems are in decent shape and the bldg is not being abused by crappy tenants, it should be reasonable to manage.

LOL.. its amateur however on steroids... this is why most sellers really need to be represented by GOOD RE agents.. not wanna bee wholesaler investors with only guru or bp wholesaling knowledge behind them. may not be an issue to the seller who is getting abused ..
