In addition to his list, I would recommend you have someone go around and pick all the low hanging fruit:  caulking (windows, doors, sills, plumbing/electrical/HVAC penetrations, baseboards and trim); weather stripping (doors and operable windows).  

I plan on doing the interior/exterior paint, flooring, trim and other minor fixes myself.

Nice houses in fine areas get s much different level of trim inside

Demo all the drywall out, remediate mold, complete reshingle of roof, replace all windows, replace all outside soffit/fascia/dormers, replace all siding, repipe whole house, rewire whole house, redo all mechanicals such as hvac, redo all interior and exterior doors, paint interior and exterior, replace any framing or insulation damaged by mold/water leaks, replace all gutters, minor landscaping, minor outside repair of concrete wall, install all new cabinets, install all new countertops, replace everything in 6 kitchens, replace everything in 6 bathrooms, install handrails,  install significant flooring and minor subfloor repairs, and install all trim in house.Project will cost around 150,000$.What would be fair for this?

Prior to my offer, I had roughly budgeted 10k for siding an all other exterior rehabs (facia, trim, paint).

Lawn maintenance and clean up, landscaping, fencing, screen repair, power washing patios and driveways, tree trimming.

Returns generally seem dialed in to trim LP more than GP.

I've pretty much settled on a light gray for all of the walls and white trim and ceiling. 

I would like to involve the tenants in choosing trim or finishes or paint colors to ensure they know their opinion cares. 

One thing I already know I'll do is trim the tree back.
