He said go with flat because it hides imperfections better and apartment walls don't get cleaned upon turns, they get painted and touch ups are easier with flat.

(This is why I also don't use flat paint anymore despite it supposedly being easier to touch up, since pet oils and dirt sink in).Despite that, I will always accept pets(in SFR only).  

To be fair, the $2300 quote isn't quite apples to apples as this guy doesn't want to do the minor touch up work the place needs to be paint ready.

looking for a decent handy man in Gulfport,MS to do some touch ups on a flip.

The home needed fresh painting and flooring throughout as well as minor touch-ups here and there.

I would tell them that any additional cleaning needed would equate to a touch up and you are willing to rebate them the $250 on next months rent.

All are very well kept tho two units can use some touchups and specifically new flooring which should be max 1500 for both Apartments floating hard wood..

Trust me, you will spend $500 minimum on minor repairs and touchups every time a tenant moves out.I will also challenge your assumption that a mil base 30 minutes away will supply constant tenants.  

Bigger house is going to take more money to maintain (e.g. tenant moves out, more rooms to clean, more paint to touch up or repaint, larger foot print in terms of roof, etc, generally speaking).
