Hello, I am currently looking for STR property in the area of Smoky Mountain.

If the seller is upside down, they would have to bring cash to the table to be able to get out of the property.

UTVs in the mountains may be more of a need than a golf carts at the beach, and while there's always the risk of people drinking and driving at a vacation property, getting drunk is almost the expectation at the beach whereas you can go to the Smokies without the sole goal of getting trashed...maybe.

Thanks for connecting :) I like NC just bc I understand it, and there is soo much variation in what you can get into (farm land, city condos/str, beach, mountains, etc).

For you as the buyer, you come to the closing table with $0, instead of $7k because the seller is covering your closing costs and you aren't putting any money down because you're a Veteran.   

We have a farm in the NC mountains with 4 vacation rental cabins.

We don't have oceans to gaze at or mountains to ski or forests to watch wildlife....we have theme parks. 

So as I have posted 100x, " what value do you bring to the table " Do you have deals, or buyers?

You want to look in a market that has legal approval for short-term rental and draws visitors (are there reasons to visit such as attractions, nearby cities, outdoor life, lake, beach, mountains, etc?).
