How much can you commit to spending, persistently and consistently for a bare minimum of 6 months with no return?

. :-) I have a 1350 sf that rents itself - I can barely get it posted before I'm inundated with people asking to see it, etc.

If I own this project I might stay away from it just because you might find a better use for refinance money on something else rather then just a build on your bare ground.

The rent/RTO from the home itself is barely enough to make it worth while.

It's a little bit frustrating that the prices people in other parts of the country are paying for SFR's will barely get you a 1-bedroom condo around here, but I guess that comes with the territory - living in an area with a very stable job market and per capita income on the higher side does have its benefits.

The Investors typically stick to the lower income houses for the area so they can dump them quick if something goes wrong.If you have no cash and marginal credit and can barely make a house payment you will have to change your life before getting a loan.

I only did this because my tenant told me not to worry about replacing anything since they barely use it.

I had a Cirque Du Solie performer from Ethiopia and he paid the full lease amount to show us value.

Or just do bare minimum to sell below comps so buyers would look past the ugly facade?
