They have observed thousand of bookings across AirBnB, Booking.com, Expedia, etc and concluded customers are different when you think about price, benefits and fees.

I'd suggest watching the rainwater during a downpour to see obvious issues that you won't observe when it's dry.

He couldn't afford the apartment he had because the rent tripled in the last 10 years.Contrast that to mine where I live in one of my apts (in a different building than the one above).This is just an observation.

I have noticed how I am already more observant of what others say and do and how it relates to where they are in life and their expectations for the future.

If I have any observation- it's that I make my money at closing...the renovation costs and rent income can oscillate as the market (and luck) allows. 

They didn't observe the terms of their lease at the last place, so there is no reason for you to believe they'll observe them at yours.

What I have observed is that many landlords and/or tenants aren't familiar, oblivious and/or purposefully ignorant of these laws and regulations.
