Actually, I'm looking around for a small place to rent near downtown, lake, W Oak, or temescal starting around February.

Are those hardwoods just a standard red oak?

We are thinking of going the FHA 203k route in one of the nicer areas west of the city (Oak Park, Elmwood Park, Riverside, etc) so that we can take advantage of the lower down payment, rehab loan, etc.

I live in the DFW area and this person's property is in the Oak Cliff area of Dallas.  

How would you value that large oak in the backyard?
