Even if you want the easiest, most hands-off turnkey option (so paying market prices, not deal hunting) you could set yourself up with a few thousand bucks in monthly passive income, and a handful to 10+ properties, depending on whether you leverage that equity to the hilt or pay cash for a few properties.

many threads on them.. they from what has been said require a 3k deposit up front with no gurantee of funding.so its not no money down.. plus I think you have to front rehab and get reimbursed so you need money for that so once you start adding this all up.. you may want to talk to local HML s as well. just to compare the real apples to apples.the biggest complaint I have heard is people pay the 3k and can never find a deal good enough to get through their underwriting and just lose the money.. they do for the 3k though send you some how to books and tapes I think but you can buy that stuff on E bay for 50 bucks.

But I love talking about Subject To, also called Sub2 & Wraps, Land Contracts & Lease Options which I think have bigger bang for the buck than Fix & Flips or traditional bank financed Buy & Hold Rentals.

I also have friends that own all manner of other small business that create a very nice living for them.Subway sandwich shops    Take and Bake pizza   Five Guys  Janitorial ( one buddy of mine from Napa owns a huge Janitorial concern in the north bay and just kills it.. another is in Vineyard management  with over 1000 employees he is raking 5k bucks an hour off of .. and lives in a 5 million dollar home over looking Silverado CC and he came from Mexico as a barber.. you have to love America..
