@Les Armour Assuming the judgment is junior to your mtg, yes it gets wiped out.  

@Dan Heuschele You are correct that I do not plan to owner occupy this property which is another reason that a Junior adu is probably not the best option for this situation.

I have a SDIRA checkbook LLC and I invested funds in this account to a syndicated investment to become a junior investor.

What I've told every junior - "Why not now?"

If there's a junior lien holder (2nd position) on a property that is going into foreclosure, can that lien holder make a short sale offer on the property, or is there something that prevents that?  

If that's a junior ADU (the 3rd unit) you will need to owner occupy one of them.
