Since typically unsecured creditors get on average 10% of their claim, the note holder can suffer significant loss.

Since 1925 though the oil industry has moved on from this area and drilling isn't common here.

The areas you specifically mentioned have seen growth due to those factors (Buckeye - industrial expansion; Surprise - TSMC plant relocated). 

I like my agent, she is very active and has been in the industry for over 20 years.

I was not in the industry at the time, so I am not exactly sure who that 3rd party was, but I would say there is recourse if the appraisal is fundamentally flawed.

Real estate investing is forgiving; the average person can still make money even with some big mistakes.
