If you're not a plumbing expert, hire a scope pro who understands plumbing and can walk you through everything (or have a trusted plumber watch the scope with you and explain it).I once bought a property where the seller had just installed a brand new sewer line.

Watch out for that interest rate... it is probably only for the first 12 months.... that should keep you from cash flowing...

Have watched people bail in a downturn and give it all back then watch prices skyrocket with their old properties becoming worth millions.

Read BP books (The Book on Rental Property Investing, Managing Rental Properties, Set For Life), watch Youtube videos, etc. 

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy.I hope this helps and good luck on your real estate journey!
