If anyone recommend any investor-friendly Title Company who can do double closing in Long Island, NY please drop some comments thank you!

If I could earn $100K+/year it would double the amount of investing I could do.

@Jay HinrichsOne friend of mine went down to Florida, in the Naples area about 2010 and bought ten rental properties, subsequently when they doubles in value he sold them.  

I also have the landscape company, approved by the HOA (see #2), using drones to take pictures just in case I need additional backup for insurance.

I have found that making property improvements does more to increase the rental pool than lowering standards. post a picture of the kitchen.

Or price inflation could run double digits. 

Getting a tenant isn't an overnight thing, you may have repairs to make before getting one, so it could be a few months of paying double before you see any income generated from your househack. 

As a landlord, I verified the work needed by pictures being sent, and arranged for a contractor to go in person who is licensed and insured to give an estimate for the work stating to management company this would likely have to come out of a security deposit.The management company was initially asked prior to me arranging this appointment with contractor, to have someone professional quote the damage, and they disregarded my wishes and without my knowledge, or notifying me, granted consent to the tenant to fix the door " in any way they see fit, and to attempt to fix it themselves to the degree of their liking." 

I will never get the full picture.
