If it’s a diamond, Diamond’s are very overvalued relative to what you pay.

@Lisa Kattenhorn yes, generally in this area of the country the laws are tenant friendly, but from what I understand Rhode Island is generally more balanced/fair than Massachusetts.Re: Worcester, I've only been there a few times over the last few years, mainly for Black Diamond REI group meetings (on April 16th they actually spent the entire night talking about Worcester).I mentally put it in the same camp as Woonsocket RI.

However there are some diamonds in the rough to be had that most others overlook as they seem too risky. 

Your letter can tell them how easy you can make it for them to sell their house without having all sorts of strangers walk through.You need to invest in some marketing to find these diamonds in the rough, but agreeing with @Jason Burr, it could be much more expensive in the long run to buy in the truly low end towns.
