In Denver, those that are priced out of the urban core can still live the urban lifestyle (no car and walk or ride public transport) but live where rents and homes are cheaper.

I recently made the same decision from the Boston area.

I’m not looking to invest in Boston, rather in the southern part of the state (I live in Milford right now).

Transportation (Train, Bus) & Schools are key to those locations.

I looked at the school you posted, and as much as in class schooling is tempting and superior to online (In my opinion), my transportation options are limited and I am going to try to get into the game as soon as I can.

As a general rule of thumb, you can't use the livable sq footage to base construction costs on, but the Gross Square Footage (GSF) of the entire structure.For example, if you are using 15 units at 1000 sq ft each and factoring $200/sq ft to build (that's a Boston estimate on a larger building of that size, your price may vary by location) that's a $3,000,000 build cost.  

Close to Pittsburgh with public transportation. 

Up in Boston there are severe competition from cash investors snapping multi's left and right.

Property I'd be looking to purchase is in Malden, Massachusetts (or surrounding Boston cities).I'm sure it's a long shot but mass housing is such a nice loan to get, I really really want it!
