Typically courts want to see "warnings" in the form of notices and violation fees in this instance as it is a little trickier than evicting for nonpayment of rent.

I would give them a written warning and notice that one more violation would result in termination.

Our real estate agent warned us that we would likely have to make an offer on a home before seeing it in person.

We warn them, and our lease states, they will be charged a late fee if they deposit cash and do NOT put their name & address on the deposit slip and send to us.

She violated her lease several different ways, and I warned her that if it continued we would have to terminate her lease.

However, be warned that if you choose to imbibe the Cardone ethos you will be repugnant to others in your life for 6-8 weeks thereafter.There is some portion of the "hustle" that Cardone embodies, teaches, and oozes at every turn that is perfect and to be echo'd to all. 

I was sort of warned of this two years ago, when I purchased my first rental properties.
