Instead of discussing the possibility of owner finance with sellers - what if I offered the opportunity to  JV where they are the equity partner?   

Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent. 

However, I find myself uncertain about how to structure such deals and whether I could successfully secure them.I was wondering if you could offer any recommendations for educational resources that might help me better understand and navigate the intricacies of creative finance and seller finance deals.

I agree with Michael, probably need to make 100 offers per 1 accepted to find a good deal. 

Depending on how it is done and what guarantees the government offers and requires of the released entities, interest rates could move slightly higher.

I do not sell my model but I have a friend in the business who offers a much better model than Michael Blanks in my opinion.
