This would be a free to use trained volunteer service that can be used for disputes such as these by referral as long as they tenants are willing participants.

Its a non profit, other REIAs are for profit,,, FWIW.As it goes in volunteer run orgs, you learn, get help, then you become successful and then I've stepped up to teach.

I wouldn't volunteer to replace it, and wouldn't if they asked  If you don't require renter's insurance, I would consider starting -- and using this as a reason why.
