Have you considered selling a property or two and upgrading/expanding the portfolio?

Ft ranch home with new appliances ( Refrigerator, dishwasher, stove(electric or gas), washer/dryer, microwave etc and contemplating whether it requires and electrical upgrade from 100 amps to 150/200 amps.Currently the HVAC system installed for central heating/cooling is  15 amps)and there is gas water heater.Do you anyone know if this needs to a mandatory upgrade or any recommendations around the same and what it can cost to upgrade electric panel to 150 amps/200 amps?

If the house is really clean a flip investor may look at the deal as a simple upgrade/update rehab, which might work within their numbers at $90K-$95K.

He bought the home with no money down, Home town Heros program and creative finance, then we developed the property by improving it with electrical upgrade additional meters and more bedrooms.

Eleven of the bookings we received from Evolve were under the age of our booking requirement, threw parties, that ended up with complaints from our neighbors, broken antiques, glitter in our carpets and vomit in our beds.

Color me still not interested.Not to sound like a broken record, and repeat myself but read the last sentence on my first paragraph.

Biggest issue is the tax, its much higher than anticipated 50k as w depreciation recapture is 81k after i paid 5800 transfer tax at closing.. so thats a BIG problem and i want to make sure i pay minimum on that - use 10-20k upgrades i put in prior to selling, max out LLC this year to write all expenses off from it etc. - Any advice on how to offset that 80k tax?

Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.
