As it's been stated, if you're burned out on the rentals it may be best to unload them and think about going at your investing in a different way.

I hate to pass up on a deal but I am not sure there is anything that can be done here.Seller called from yellow letter with 8 homes he is interested in unloading. 

…but I feel like every minute counts in minimizing those HML carrying costs, unloading the flip and moving on, especially since the rehab itself took about a month & a half over the initial timeframe (due to no fault of the contractor’s).

The most recent and sweetest fastest deal was an investor buyer I work with ready to sell some of his portfolio and now unloading so the rest of you can make money off of what he has cash flowed in the past.

Most lumber yards are going to have the tongue and groove douglas fir flooring that you will need.

Afterward, the PM was able to rent the renovated side for 1250/mo, up from 850/mo and I was able to unload the property for $190k when local investors were only offering around $100k before the rehab.I can put you in touch with the PM but unfortunately I do not know who they contracted to do the work.

I'm currently holding 7 properties / 11 units after unloading a couple late last year.  

I am looking for a good agent who knows how to work with an investor. someone who isn't going to just send me deals he/she wants to unload on the first person they can.

Ok, I will give a little background on the scenario and ask my question at the end.I have an extremely motivated seller who needs to unload a property prior to the sheriff sale in September.
