As far as duplexes, there are a few of them available in West Ashley from time to time but the bulk of multi-family investments are in Downtown (29401, 29403, 29405) Ladson (29456), North Charleston (29405, 29406, 29485 and 29420)  for condos/townhomes I like James Island (29412) old Mt Pleasant (29464) Summerville and Goose Creek.

The only issue to be decided here is how much of your basis is land, and how much is the building or other improvements.
