We jumped in with no clue about 18 months ago. 

Long and short, when I now look at my "return on Equity" numbers as opposed to my casual on cash return numbers it makes all the sense in the world for me to sell.Wholesalers contact me at least once a month the past 10 years and are always asking if I want to sell one of my properties, but I'll be hard-pressed to ever find a wholesaler that wants to pay me for what these properties are worth and is also willing to buy all the properties in one transaction which is how I'm looking to sell.Given how good our return numbers are here in northeastern Ohio compared to the parts of the country I know that out of state investors would definitely be very interested in in this portfolio.

You rent it for one year and create a successful STR business that shows a trailing 12 month net income of $75,000.  

I currently don’t own any properties but I hope to buy a duplex in the coming months.

Very different advice if you were looking to make $20k a month while spending your days on the golf course or lake. 

The average rental is $1350 a month so you might be able to get someone in there at 1/2 price to manage the wedding venue.  

Door Knocking for 3 months.

So shift your expectations to most of the cash out and you'll be good and you'll actually start buying deals, versus people who wait for the perfect deal, spin their wheels for 6 months terminating contracts/analyzing hundreds of places, and then eventually burn out and give up. 

PMs are busy - if you email a PM and say "Hey PM, I'm looking at 123 Main St. and I think it will rent for $1500 a month, does that sounds right?"
