I think the 2nd avenue subway is going to be very transformative for that part of Manhattan.  

Immediately went to work with a large scale transformation including tenant management (evictions), capital improvements including roof, interior/exterior painting, landscaping, elevator, construction of leasing office, community outreach and many more items.

. ;) The point is, gratitude can be found by simply transforming the way we think and perceive others and the world around us.

As long as you are just doing a basis update/remodel and not transforming it to something drastically different,  you should be able to fall under the grandfather clause.    

I'm talking multimillion dollar parties, where I convert dirt lots into a temporary structures and transform the entire inside to a luxury party for celebrities to enjoy after attending the Golden Globes, kind of parties. 

Check with the city or county planning and zoning department to get an idea if your concept will work, if you can build what you would like to build and what is required for all approvals including site plan, building permits, proffers, water/sewer tap fees, bonding requirements, inspections, setbacks, lot coverages, parking requirements, height restrictions, C/O process and time frame for all approvals.You also need to check with the utility companies and get an idea of availability and cost estimates from them for water, sewer, power, gas, cable, installation and connection requirements, tap fees, hookup charges, transformer location and relocation, power line and power pole relocation issues.

I can assure you that, that decision is going to be one that will definitely face you in the right direction to meet you investment goals.Having lived here for almost 8 years now, I can tell you first hand, that Buffalo continuously transforms itself.

I know most investors/flippers think interior design services can be expensive and out of budget, but I believe it can help transform a property and easily elevate it to or above market value without going over budget.

So buyers not only are forced to pay retail, but they also bring in the cap X needed to create these transformations and in the process have now paid more than retail for the product, but now they are the proud owner of a JOB!!!
