Be sure you're sanding down thick solid flooring -- not engineered wood.

An encapsulate isn't a paint, it's a special coating that has to be applied to a specific thickness using a special gauge only after a specific test is done to the surface to be encapsulated to be sure the paint is sticking well enough to the wood to be encapsulated.

These didn't have dampers in place so we just took some type of thick plastic material and taped it into the top inside of the fireplace, then painted the inside all black.Another newer duplex we own has nice fireplaces with motorized vent fans installed.

Then you'll need flange risers and extra thick wax rings to fix it.

We have thick cement pavers and are looking for the right base material.

I'm just glad that I'm not the only one who found the RDPD book lacking; as opposed to me just being too thick to understand the message. 

I'm sure you've heard on the podcasts that people in large metro areas often have better luck working in the outer ring, the bedroom communities, where the competition isn't as thick.

(You can make these signs yourself with poster board and a thick black marker.)
