Public markets have income funds that were doing about that for at least the 15-20years before the fed raised rates...Anyway, this is supposed to be a real estate investing forum... 

There are online services that may do it cheaper, but results will vary I suppose.

I spoke to him and he's probably willing to carry anything above the $90K, but he does need that amount in cash.I suppose the main strategy would be to go and get a loan from someone willing to sit in 3rd position. 

I suppose it ultimately doesn’t matter, but I just want to make sure I understand fully before considering that as an investment strategy option. 

In 2 different cases, I had to pay someone to come behind their service providers to fix the issue that they were supposed to have repaired. 

So one of the tenants saw property and we received one month security deposit to hold the unit (way back in mid Feb) and he was supposed to move on March 1st.

I suppose that I could build up. 

Maybe someone can tell us if we were supposed to pay the depreciation at the time of the purchase of the land since land cannot be depreciated.
