We used to leave something obviously wrong that was easy to fix, just to give them their thing that they could find and then we would fix it without any fuss, bowing to their omnipotence.

Again, you certainly don't have to verify it this way and to some extent that is why most invest with turnkey companies - it makes it easy and is a sort of one-stop-shop but I think your definition of doing your 'homework' may be different than my definition.

Finding handymen is NEVER easy:( Often, you have to use trial & error method and weed through several before finding one that is acceptably (never pefect) reliable, quality, will fix warranty issues and has decent prices.Try visiting a Home Depot 6-8am on a Saturday.

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...
