I'd want to get more in depth than that and factor in EVERYTHING, and a higher property management reserve because 300-400/mo may suffice now, but eventually you'll have a full building and will be charged 8-12% of gross rents for management.

I know the main agreements when doing a lease option assignment are the lease and the option to buy contracts along with the assignment agreement or release agreement My question is once the end buyer decides to buy with the original seller will they need a new purchase and sale agreement or will the original option to buy agreement suffice ?

Hi. your new job will need to confirm you work a set amount of hours (ie 40 hours a week ) or a set salary With fha and conventional you do have to show a two year work history so as long as you do not have a big gap between your part time jobs you should be fine Or If you do have long extended gaps between employments then your associate degree should suffice Did you get your “Real job” shortly after getting your associate degree ?
