I would love to find a software to help automate the following tasks, there are lots of options, most at $40/month, would prefer cheaper but will probably pay this for the best software that can best handle:- creating a direct booking website from my Airbnb listing, I know some websites have an auto-builder which would be preferred- handling automated messaging- handling calendar and payments, including add-ons- sending agreements and collecting and returning depositsI am overwhelmed with the options and suffering analysis paralysis. 

Where as what you are coming across else where is mostly ads or posts by people who are trying to sell you software, programs, classes, etc...

Any recommendations on a software that helps your team keep track of multiple flips/BRRRR's, scheduling, tasks, punch lists, etc.?

. - They offered free accounting software as part of the membership. 

Usually spending a few minutes skip-tracing and talking to anyone I can find with knowledge of the property uncovers the fraud if it is indeed a fake seller (most often the number that my skip-tracing software computes is different than the one the scammer is using and when I call it I get the real owner who is surprised to hear that someone is selling their property).

Any softwares you would recommend? 

Their software does NOT look at your individual house but they price it by the subdivision/street and adjust for various items, like square footage, permitted improvements ect.  

I wanted to get your opinion on the various property management software / online portals. 

Find a cleaner, use automation software like hospitable/price labs/turnoverbnb.
