The problem with a cash offer using hard money is it still has to go through their underwriting and there is a 3 week turn-around, so the deal would fall through if something didn’t work out.

See, in SFR (1-4 unit) the primary driver to valuations is comp's, market sale comparable, what so-n-so sold there place for last week/month etc..

The hypothetical six months to find tenants might actually be 3 years, we don't know (if it was so easy to place tenants in that building, why haven't the current owners done exactly that?!).
