Juan, if you're up for it, consider a duplex or up to a 4 plex which can be financed as a singe family home. 

Obviously your intentions to move into the property have to be true and honest, and you may have to provide proof that your current home is going to be rented like a singed leased on your current property and maybe even a deposit into a rental security account.

It's a little early to sing the victory song.

In my opinion quads are the best, where people would pay almost the same rent as per singe family unit, but you only have to deal with one property (one roof, etc)Then 3 -plexes and duplexes.

Your landlord may have already singed a lease to begin right after you move, so she may have people showing up, ready to move in on the 2nd (or whenever she has the place ready). 

I am impatient and want to hurry up and move on to the next project, but since I singed the current renters to a year lease, I think we are going to have to wait and follow our original plan.
