Obviously your intentions to move into the property have to be true and honest, and you may have to provide proof that your current home is going to be rented like a singed leased on your current property and maybe even a deposit into a rental security account.

In my opinion quads are the best, where people would pay almost the same rent as per singe family unit, but you only have to deal with one property (one roof, etc)Then 3 -plexes and duplexes.

Your landlord may have already singed a lease to begin right after you move, so she may have people showing up, ready to move in on the 2nd (or whenever she has the place ready).
