My wife and I house-hacked our first place in ALX renting out the basement on Airbnb as a monthly rental.We're now on our second property doing the same thing.It's short notice, but if you wanna attend today's NOVA REI meetup, it's the last one of 2024 and we're meeting at Tyson's mall on the 3rd floor.

I’ve considered mid and short term rentals, but from what I’ve seen, Baltimore city unfortunately does not allow new short term rentals unless the property is owner occupied.

Short term, "higher cash flow properties/areas" will be better, but long term "better appreciating properties/areas" will yield a better return (in my experience).
