I let them rent my place again next semester.

All my college rentals in PA are now vacant, there were no renewals, word is the college may not have a Fall semester which will dig more into my reserves, my PM and I are figuring out ways to market the properties and get the most we can as a regular rental.

I don’t do college semester rentals because I feel by the time you collect the rent and do all the maintenance and upkeep it’s not worth the headaches for me.

I am not allowed to rent one of my units on the STR market so I rely totally on renting it by the semester and over the summer via SabbaticalHomes and the university off-campus web sites.

I've tried it personally with 3 different lenders, and from a lender's perspective, their argument is that you could just drop out of school or not continue past the current semester, and then that "income" is gone.  

The caregivers too need to take a certification course and continuing education each year, but those courses are several days, not whole semesters or even associate degrees. 

Hi @Larry Tuch maybe connect with the college transfers department to find students starting at the Spring Semester in January. 

UK is closing two, large student dorms (with no plans yet on what they are going to do with them) and will be putting a lot of students out of a roof over their head come this fall semester. 

During this Covid time, it's safe to assume that eight people of which six are unauthorized to occupy the premisses have been able to  assemble a nice little fortune collecting any social resource that was made available to them (unemployment money, stimulus checks, etc.) while the capitalist (me) spent last three semesters teaching 10 college classes each semester on Zoom from the same room my children are doing their own online classes.

A semester of college is like $15k so you've learned a lot for less than that (hopefully).
