If you are able, and I say IF you can find off market properties and you present your self to the seller as a wholesaler, that may be diffrent, but then you run into marketing real estate with out a license which if I understand correctly it's a criminal offense in nys.

I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.

I bought 10 SFR out of state in the last 10 months and they’re easy to self manage from a far.  

They now self perform all of their construction (along with offering 3rd party construction management services).

Some keys for managing remote that I can think of are:-Leasing, are you going to pay local agents to do it or use self showing software like showmojo or tenant turner.

I completely agree with the sentiments expressed.

Granted, I self manage so I am meeting tenants, but at the end of the day, getting this gut check on the person I am going to trust living in my property kept me from having any issues with my tenants that would require a "more landlord friendly state".Given the wide swath of the country that is "landlord friendly", I would think more about places you know well and/or have ties to already.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.
